Booking a Villa is completely different from booking a hotel room. Please do not just tick the box to accept these terms and conditions without read the following conditions carefully.
Whenever you, “the Guest” make a reservation and book an Anthis Villas,
a) A rental contract iscreated between “the Guest” in whose name the booking is made and of course on behalf of all members of his party, and Anthis Villas, “the owner” for the agreed period named “Rental Period”
b. You accept the detailed terms & conditions that follow:
When the Guest makes a booking request, the Guest must make the appropriate deposit payment to Anthis Villas Mykonos Villas within 5 working days of availability confirmation. The following deposit payment must be received by Anthis Villas.
The cost of the Wi-Fi internet, satellite TV, electricity, water, draining, cleaning, pool and garden maintenance and local taxes are included in rental rates. There are generally no additional costs, surcharges, taxes, staff salaries, or management fees above the price quoted except if additional demands of are asked.
Booking confirmation Voucher
Confirmation details, the Property location (map, address, etc.), contact details of the “Owner” or Owner’s Representative, possible transfer arrangements and directions to the Property will be sent to the Guest in a booking confirmation voucher when full payment is received. This voucher, along with the Guest’s ID card, need to be presented upon arrival.
Arrival & Departure times
Anthis Villas are flexible in the departure and arrival times. We always try to accommodate the Guest’s actual arrival and departure times, subject to availability. Typical check-out and check-in times are 13:00 noon and 4:00pm respectively, unless stated otherwise.
Anthis Villas will require a security deposit of 200 Euros. This amount may be payable directly to Anthis Villas or to our Representative, immediately upon arrival at the Villa. Access to the Villa may be refused if security deposit is not paid in full.
When the security deposit is required to be paid in cash, or when a non-standard security deposit applies (weddings, parties etc.), Mykonos Art Villas will inform the Guest in advance of the amount payable and any other conditions.
The security deposit will be refunded at the end of the rental period, after deducting the cost of replacement or repair for any loss or damage to the Villa or its surrounds or contents caused during the Rental Period. If this cost cannot be reasonably determined prior to the Guest’s departure, Anthis Villas or our Representative is entitled to withhold a reasonable estimate fromthe Guest’s security deposit, and will return any balance to the Guest as soon as possible after the actual cost has been determined.
Damage or Losses
Anthis Villas is our “home”; therefore the Guest must treat it accordingly and leave the Property and all its contents in good order and in an acceptably clean condition. Any damage or losses caused during the Rental Period, as well as any special cleaning requirements will be the Guest’s responsibility and may be charged to the Guest’s account and deducted from the Guest’s security deposit. In cases of excessive or unacceptable loss or damage at any time during the Rental Period, the Owner or Owner’s Representative may require the Guest
and their party, including visitors to vacate the Property immediately, without compensation or refund.
Anthis Villas and its facilities are available for the Guest’s full enjoyment during the Rental Period. However the Owner, Owner’s Representative, or other staff and contractors may need access to the Property from time to time (e.g. for maintenance purposes to the house, garden, swimming
pool, utilities and services, or for the purposes of providing additional services requested by the Guest, etc.). The Guest is required to give them reasonable access to the Property for these purposes.
Number of Guests
The number of persons (adults and children) staying at Anthis Villas must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorized in writing. Exceeding this number may cause safety problems. Entry or access to the Property may be refused or limited where the number of guests
exceeds the stated requirement.
Use of Property
All bookings to Anthis Villas are assumed to be for normal holiday purposes only, and the Guest agrees that the use of the Property will be limited to this purpose unless otherwise confirmed in writing. If the Guest is planning to hold an event, such as a wedding or party, which involves having a larger number of people at the Property, or if the Guest is planning to use the Property for a purpose other than holiday, please communicate this to Anthis Villas at the time of booking, as
special approval or arrangements will be required. Depending on the nature of the event, a surcharge and/or additional security deposit will be required, which will be agreed and confirmed in writing prior to confirming the reservation. Note that Anthis Villas are near residential areas, and therefore, they are subject to rules and regulations regarding their use. Note that all the events must be held within the Quite Hours of Greece.
Noise & Disruption
Anthis Villas are not located in residential areas but The Guest is asked to respect all other Guests of the complex, and ensure that all guests and visitors to the villa behave appropriately. It is
pecially very important that residents take the responsibility to follow the Quiet Hours of the country which are the following:
Summertime 1 Apr-30 Sept: 15:00-17:30 & 23:00-07:00
Wintertime 1 Oct-31 Mar: 15:30-17:30 & 22:00-07:30
In no case will Anthis Villas or the Owner’s Representative individually or collectively be liable to any problems concerning noise & disruption, with the police or the neighbors of the Villa.
Conduct and Due Care
Anthis Villas’s residents and their guests are expected to comply with the rules and regulations setby the Greek Government. Illegal or immoral activities including gambling, prostitution, prohibited drugs, possession or use of pyrotechnics or dangerous goods, and possession or use of firearms
and other weapons are all strictly prohibited. Smoking is prohibited inside the villas.
The Guest is responsible for the behavior of the guests staying at the Villa, as well as visitors to the Villa during the Rental Period. Should any guests or visitors not behave in a suitable manner, Anthis Villas or our Representative may, in their absolute discretion, require the Guest, their party and/or visitors to leave the premises and/or vacate the Villa immediately, without compensation or
In the interests of safety, due care should be taken at the Property at all times, especially with children. Suitable supervision should be given around pools, beaches and roads, and when using all Property’s facilities.
Anthis Villas states that, if the Guest’s booking is confirmed, the price of the Guest’s reservation is fully guaranteed, even if some changes to the price of the property rental occur. In return for this commitment, no refunds will be made for any exchange rate fluctuations that would otherwise reduce the rental cost.
Anthis Villas reserves the right to impose any taxes or other charges which may be implemented by the government or other regulatory body, which were unknown at the time of publishing.
Anthis Villas will tell the Guest promptly in the unlikely event that it becomes aware that any taxes or charges will apply to the Guest’s booking.
There are no fees applied for amendments made by the Guest after the booking confirmation is
issued. Anthis Villas will do its best to accommodate any reasonable amendments, but the Guest
should be aware that some changes may not be possible.
In any case no refund is possible if it is in conflict with Anthis Villas.
Anthis Villas will make every attempt for the Guest to have an enjoyable stay. If the Guest should have a problem during the Rental Period, he should inform immediately Anthis Villas or our Representative, who will try to solve any problems and put things right. In order for the Guest’s
mplaint to be addressed, the Guest must communicate any problem whilst on location. If no complaint is reported during the Rental Period, Anthis Villas will assume that the Property was to the Guest’s satisfaction and no complaint will be entertained.
Anthis Villas are self-catering accommodations and as such they require that the Guest supply all provisions and consumables necessary for daily living.
Anthis Villas’ Responsibility
The descriptions, assessments and ratings of Anthis Villas that are published or given to the Guest are provided in good faith and in the belief that they are accurate based on the latest information of the villa. However, Anthis Villas cannot be held responsible for any modifications or inaccuracies to the Villas, especially in its contents (carpets, plates, glasses etc.). Where Mykonos Art Villas
publishes or refers to descriptions, assessments and ratings of the Villas either by Anthis Villas or by third parties, these ratings are for information purposes only and Anthis Villas will not be held responsible for any reliance placed on these ratings.
Anthis Villas do not accept any responsibility or liability for
- Any physical injury, sickness, death, loss, damage, inconvenience or additional expenses incurred by the Guest, their party or visitors regardless of the cause.
-Any vehicle or the contents of any vehicle used, hired or engaged by the Guest or their party during the Rental Period.
- Inability of the Guest or any member of the Guest’s party to enter the location of the Property or stay at the Property for all or part of the Rental Period as a result of failure to obtain appropriate travel or visa documentation, cancellation or amendments to travel arrangements or the missing of flights or travel connections.
-Any delay or cancellation of the booking as a result of war, threat of war, riot or civil strife, strike, demonstration, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority, technical problems relating to transport and airport regulations caused by technical, mechanical or electrical breakdowns, or any technical, structural, electrical, plumbing or other problems or difficulties with
the Property which make it unsafe or unusable, or any other circumstances which amount to ‘force majeure’, or other events beyond the Owner’s control.
In no case will Anthis Villas or our Representative individually or collectively be liable to make any payment or give any refund or compensation of any amount over and above the total rental amount paid.
This agreement will be governed by the laws of Greece. In the event of controversy arising from the booking, both parties agree to try to solve any difference amicably.
By making its booking request, the Guest agrees that these terms and conditions have been read, understood and have been accepted and agreed to by the Guest without reservation and without exception.
Valuables and Security
Any Guest valuables or property left or used at Anthis Villas are at the Guest’s own risk. Neither Αnthis Villas, nor any of our representatives accept any responsibility for loss of or damage to Guest property. The Guest is responsible for the Property during the Rental Period, and must ensure that the alarm system is on and all windows, shutters and doors are locked securely when
not on the premises. Any act or omission by the Guest, their party and/or visitors which may negate or prejudice the Property’s insurance policy and/or results in loss or damage is the Guest’s responsibility.
Safety & Protection
The safety standards and regulations are those of Greece. As a result, please be careful when in unfamiliar buildings or surroundings, and get to know the escape route from Anthis Villas in case of fire. Anthis Villas may include "hazards" such as open staircases, unfenced areas, mezzanines,
open drops etc, and it is imperative that your party take responsibility for their own safety.
As with all rental properties in prime locations there may be a small risk of burglary, so please take advantage of our alarms system and safes and take every precaution against theft and burglary,
especially do not leave any doors shutters or windows open. Any valuables left at the property are left at your own risk. Neither Anthis Villas nor our agents or representatives can take responsibility for any loss or damage.
Anthis Villas has swimming pools, which are not manned. The swimming pool have no safety features such as pool alarms, covers and fences. Please familiarize yourself thoroughly with the
depth of the pool and how to get out, and exercise safety and caution at all times, especially with children, non-swimmers and if diving. Children and non-swimmers are your responsibility at all times. The swimming pool is usually available from mid April to end of September.
Anthis Villas cannot be held accountable for adverse weather conditions or the consequences of
adverse weather. No refunds will apply in the cases of no sunshine or other adverse weather
